DLF is doing something it has not really done before. Not another 4 BHK tower for young families climbing the property ladder, but a luxury home built specifically for people in the second half of their lives who have no intention of downsizing their standards.
It is called DLF The Aureva; it is situated in Sector 63 on Golf Course Extension Road, and it is one of the most talked-about upcoming launches in Gurgaon right now. Here is everything you need to know before it opens, told straight.
What is DLF The Aureva?
DLF The Aureva is a luxury senior living community planned in Sector 63, Gurgaon, on Golf Course Extension Road. It is DLF’s first project of this kind, and the framing matters: this is not a retirement home or a care facility. It is a full-sized luxury residence with medical and wellness support built quietly into the building, for people who want to keep their independence without giving up space or comfort.
The whole thing is situated on 4.17 acres and is planned as a low-density development, which, in a city that usually packs towers as tightly as approvals allow, is unusual on its own. A single iconic tower anchors the community, with only 4 residences per floor. That one planning decision tells you what the project is really about. Fewer neighbours, more quiet, and the kind of privacy that gets harder to find as Gurgaon builds upward.
The homes: what you actually get
The residences are large. Around 4,180 to 4,200 sq.ft., configured as 4 BHK plus a staff room. These are not compact senior units. They are among the biggest apartments being planned anywhere on the corridor.
The layouts are two-sided and open, so light and air come in from multiple directions. Floor-to-floor heights run about 3.4 meters, which keeps the rooms from feeling low, and each home gets a 10×6 sq.ft. deck balcony. Inside, the plan includes dual master bedrooms and a dedicated 200 sq.ft. staff room, Italian marble flooring, VRV air-conditioning, and automatic WCs in the master washrooms.
Then there is the part designed specifically for this stage of life, built in rather than added on later: wheelchair-friendly washrooms and circulation, grab bars, handrails, emergency alarm systems, and HEPA filtration for air quality. The idea is assisted living for people who are, and want to stay, highly independent. Support is there when it is needed and invisible when it is not.
DLF The Aureva: Amenities built around wellness
A 29,000 sq.ft. clubhouse and lobby anchor daily life here. That is a serious amount of shared space for a single tower, and it is where most of the community happens.
Indoors, you get a temperature-controlled swimming pool, a spa, yoga and pilates studios, a library and recreational lounges, banquet and social spaces, and indoor wellness and activity zones. Outdoors, there is a 1.5 km wellness walking trail through landscaped, pet-friendly grounds, plus a badminton court, a pickleball court, and dedicated spaces for kids and families to gather.
That last point is deliberate. Pet-friendly zones and family interaction spaces exist because the project is planned for intergenerational living, not to separate older residents from everyone else. Grandchildren visit. Dogs stay. Life continues.
Separate from all of it sits a dedicated 8,500 sq.ft. Medical and wellness facility inside the development. This is the piece that turns a nice apartment into genuine senior living, and it is the thing Gurgaon’s premium market has almost none of.
Why the location works for this kind of project
Sector 63 on Golf Course Extension Road is an established premium corridor, and for a senior living community, the address does specific, practical work rather than just sounding good.
Hospitals are the first thing that matters at this life stage, and they are close. Artemis and Park Hospital are a 10 to 15-minute drive away; Paras Health, Fortis Memorial Research Institute, and Max Hospital are 15 to 20-minute drives away; and Medanta is around a 20 to 25-minute drive away.
Daily life is handled too. WorldMark 65, Airia Mall, and AIPL Joy Street in Sector 66 are all within 5 to 10 minutes, and Golf Course Road is 10 to 15 minutes out. For family visiting from across NCR, the road connections keep it easy: Southern Peripheral Road is 5 to 10 minutes away, the Sector 55-56 Rapid Metro station is 10 to 15 minutes away, and IGI Airport is roughly 35 to 45 minutes away, depending on traffic. Golf Course Extension Road feeds onward into SPR, Sohna Road, NH-48, and the Rapid Metro network, which connects the community to Cyber City and Delhi without long detours.
Who is behind the design?
DLF has pulled in a set of global consultants for this one. HB Design is handling master planning, STHMD is on landscape design, Thornton Tomasetti is the structural engineer, and BO Steiber is doing the lighting design.
That is a stronger design roster than most Gurgaon launches assemble, and it lines up with the pitch: a first-of-its-kind project that DLF clearly wants to get right rather than fast.
Price and RERA status: read this carefully
DLF The Aureva is in the pre-launch stage. That means a few things you need to be clear on.
The price is on request. It has not been published, nor have the booking amount, the payment plan, or the launch offers. Anyone quoting you a firm per-square-foot number today is estimating, not citing. DLF has said that these details will be shared closer to the formal launch.
The RERA registration has not been announced yet either. This is the single most important line on this page. Under Section 3 of the Real Estate (Regulation and Development) Act, a project in Haryana cannot legally be booked or sold until it is registered with HARERA and a registration number is issued. Pre-launch is a real and normal stage, and registering your interest for priority updates is fine. But do not hand over the booking money before the RERA number is issued. Once it does, you can verify everything at haryanarera.gov.in, and every claim on this page can be checked against an official filing.
None of this is a reason to lose interest. It is a reason to time your interest correctly.
Is DLF The Aureva worth watching?
Senior living is one of the fastest-growing segments in NCR real estate, driven by changing family structures, longer lifespans, and a generation of retirees who expect the same standard of living they had while working. And organized, luxury-grade supply in this segment remains tiny. That gap is exactly what The Aureva is built to fill.
Put the pieces together. A DLF brand, a Golf Course Extension Road address, 4.17 low-density acres, four homes per floor, a 29,000 sq.ft. clubhouse, an 8,500 sq.ft. medical facility, and a global design team. This is a project aimed at families who want their parents to live well and independently, with real support within reach, and at long-term investors betting on a segment with far more demand than supply.
If that describes you, get on the priority list now and keep your checkbook closed until the RERA number lands. That is the whole strategy, and it is a good one.
Last updated: 18 July 2026. This page is informational and is not an advertisement, offer, or invitation to purchase. DLF The Aureva is in the pre-launch stage and is not yet registered with HARERA. All project details, as currently disclosed, are subject to change and should be verified on haryanarera.gov.in and dlf.in before making any financial decision.

The focus is on ease of living, security, wellness, and peace of mind.

A dedicated 8,500 sq.ft. medical and wellness facility is planned inside the development. Is DLF The Aureva a good investment?
Senior living is one of NCR’s fastest-growing real estate segments, and organized luxury supply in this segment remains very limited. Backed by the DLF brand and a Golf Course Extension Road address, The Aureva is well positioned to attract both end users and long-term investors. That said, you cannot fully evaluate the investment case until price and payment terms are published, so track the launch and judge the numbers when they arrive.
